Roof Ventilation Cape Town

Home Roof Ventilation

Roof Ventilation Cape Town covers moving air through the roof space: soffit vents bringing air in low, ridge vents, turbines and louvres letting it out high. Compare quotes from contractors who fit ventilation systems.

It solves two separate problems. In summer it dumps the heat that builds up under the covering. In winter it carries out the moisture that would otherwise condense on the underside of the roof and drip into the insulation.

Roof type, roughly what size, and whether the problem is heat, damp or both.

How Roof Ventilation Works

Ventilation needs an inlet and an outlet. Air enters low at the eaves through ventilated soffits, warms, rises, and leaves high at the ridge through vents, turbines or louvres. One without the other does very little: an extractor with no inlet just pulls conditioned air out of the house through ceiling gaps, and inlets with no outlet do nothing at all. Contractors size the outlet area against the roof area and match the inlet to it.

Ventilation Options

TypeHow it worksSuited to
Soffit ventsPassive inlet at the eavesAny roof with an overhang, essential with any outlet
Ridge ventsContinuous passive outlet along the apexEven extraction, works with dry ridge systems
Turbine ventilatorsWind-driven rotating extractorHouses and small commercial, effective in Cape wind
Gable louvresPassive vents in the gable wallSimple roofs with gable ends
Tile ventsIndividual vented tiles set into the coveringTile roofs where a ridge vent is impractical
Powered extractorsElectric or solar-powered fansLarge or enclosed spaces with poor natural airflow
Under-sheet spacersCreating an airflow layer beneath the coveringInsulated sheeted roofs

Condensation In The Roof Space

Warm moist air from cooking, showering and drying washing rises through gaps around downlights, hatches and pipes into the roof space. On a cold winter night it meets the underside of the sheeting, condenses and drips. People report it as a leak, and contractors are called out to find a roof that is entirely sound. The signs are a general dampness across the roof space rather than a single track, moisture on the underside of the sheeting, and damp insulation with no corresponding hole above it. The fix is ventilation plus sealing the ceiling penetrations, not waterproofing.

Sealing ceiling penetrationsR1,500 – R6,500Reduces moisture entering the space

Indicative Cape Town ranges, not quotations. The number of outlets depends on roof area and layout, and retrofitting inlets is more involved where soffits are solid or where the roof has no overhang at all.

Get inlets and outlets quoted together, because one without the other achieves very little.

What Ventilation Changes

  • Roof space temperature in summer. An unventilated roof space under dark sheeting gets extremely hot, and that heat radiates down through the ceiling all evening.
  • Moisture and mould. Ventilation removes the humid air that would otherwise condense, protecting insulation, ceilings and timber.
  • Insulation performance. Damp insulation does not work, and it does not recover once dried.
  • Covering life. Persistent condensation corrodes sheeting from the underside, where nobody inspects.
  • Comfort upstairs. The rooms directly under the roof are where the difference is most noticeable.

Ventilation During Other Roof Work

Fitting vents is much cheaper while a roof is already open or being recovered. A dry ridge system installed during roof ridge repairs in Cape Town includes ventilation at the apex, and soffit vents cost almost nothing extra when fascias and soffits are being replaced anyway. Where you are planning either, raise ventilation at quoting stage rather than afterwards.

Frequently Asked Questions

Does my roof need ventilation?

If the roof space is very hot in summer, if there is condensation on the underside of the sheeting in winter, or if insulation has been installed without any vents, then yes. Sealed roof spaces with insulation are the most common problem case.

How many whirlybirds or vents do I need?

It depends on roof area and layout, but a typical house commonly needs two to four turbines with matching soffit inlets. A contractor should size the outlet area against the roof area rather than guess.

Is condensation in my roof space a leak?

Often not. Generalised dampness across the roof space with no single track, and moisture on the underside of the sheeting, usually points at condensation rather than water coming in from above.

Do I need soffit vents as well as ridge vents?

Yes. Air has to enter somewhere for it to leave anywhere. Outlets without inlets pull air out of the house through ceiling gaps instead of ventilating the roof space.

Will roof ventilation make my house cooler?

It lowers roof space temperature, which reduces the heat radiating down through the ceiling in the evening. Combined with insulation the difference upstairs is noticeable; on its own it helps less.

Do turbine ventilators leak?

Correctly flashed into the covering, no. Poorly fitted ones do, which is why installation matters more than the unit itself.

Are powered extractors better than turbines?

They move more air and work in still conditions, but they cost more, need power and have moving parts to maintain. In Cape Town's wind, turbines perform well for most houses.

Can vents be fitted to an existing roof?

Yes. Turbines, tile vents and gable louvres all retrofit. Ridge vents are easiest when the ridge is being rebedded anyway, and soffit vents when fascias are being replaced.

Ventilation is often quoted alongside insulation through Roofing Contractors Cape Town, which is the right way to price it.
